Contact one of our sales agents for a tour, or stop by our model homes during staffed hours. If you already have a Realtor, they can arrange a visit for you. We have many homes under construction that are ready to be your new home, or you can talk to one of our sales agents to select the lot, plan, and personalizations that fit your needs. 

We have homes that start in the upper $ 300,000 range. However, home costs vary based on many factors, such as location and finishes. Rest assured, we have a variety of building lots, home plan sizes, and finish packages to meet your needs and budget.

The average time to complete a new home is 5-6 months from the time of permitting. This can vary depending on things like weather, changes during construction, or buyers approving final finishes.

You may choose and reserve any of our available lots with a fully refundable deposit of $500-$1000. This gives you time to select the plan that fits your needs and budget. We have many plans to choose from and allow some customizations to our existing plans. Custom plans may require additional architect fees and extra time for the bidding process. Please contact one of our sales agents about building on your lot outside of one of our developed communities.

If you are purchasing a home prior to construction starting, you will have the opportunity to meet with our vendors to select the finishes you desire. If you would like to buy one of our homes under construction, you will need to contact the listing agent to see if any customizations are still available.

Once you are under contract, your Realtor will go through our Selections Guide with you. From this guide, you’ll be able to choose your windows, doors, hardware, and other finishes. Once framing is complete, you will have the opportunity to meet on-site with our job supervisor and the electricians before they start wiring the home. Plumbing will be done according to the plans you approve and sign off on prior to permitting. You will also meet with our cabinet, flooring, and lighting vendors to make your selections. Once we receive your paint and stone selections on our Paint & Stone Form, we will send them to the Architectural Control Committee for approval. All upgrades from your original contract must be on a signed Change Order and paid for before ordering can take place.

Landmark Homes offers an impressive list of standard finishes in both our Gold and Silver Packages; upgrades and additional options are available. You can select some upgrades in the Selections Guide and others when you meet with our vendors. All upgrades will need to be on a signed Change Order and paid for before ordering takes place.

You can make some changes during construction if they do not cause delays in the process. All changes must be on a signed Change Order, and payment made to Landmark Homes before the construction process can continue. Changes during construction may result in additional change fees. (You will need to work with your lender and Realtor if you would like to include the upgrade amounts in your loan.)

Due to liability and safety concerns, we ask buyers to visit the job site only when accompanied by their Realtor or an approved Landmark Homes representative. Your Realtor can arrange site visits for you.

Final walkthroughs are scheduled upon completion of your home and are an opportunity for you to become familiar with your home, ask any questions you may have, and ensure your home is completed to your satisfaction. During the walkthrough, you will also sign our walkthrough paperwork and the 2-10 Home Buyers’ Warranty application.

Our homes come with an industry-leading 2-10 Home Buyers’ Warranty. Once we receive your signed application, Landmark Homes will enroll your home in the program and pay the $225 enrollment fee. You’ll receive a certificate in the mail approximately 30 days after enrollment. A warranty book and new home maintenance manual are in your walkthrough folder and available on our website.

Claims can be filed on our website, emailed to hector@landmarknw.com or mailed to PO Box 3848 Pasco, WA 99302. The warranty manager will contact you to schedule an appointment once they receive your claim.
